15 MPH Speed Limit signs finalized
A sharp homeowner asked an HOA expert about my decision to post 15 MPH signs—despite opposition from board candidates who hired an attorney to remove them. The expert confirmed that on private property, lack of signage could expose all residents to liability if someone is injured by a speeder—well beyond our insurance coverage. That homeowner now sees the value of informed leadership. Their attorney clearly lost, as the signs are still up.
Cancel the contract with the tow company.
Did you know the three board members asking for your vote hired a tow company to patrol Jade on a fixed schedule—even though there were no violations? I reviewed the report last night: not a single vehicle qualified for towing. Zero. The system should be complaint-driven, not wasteful. (Martinez)
Fire the attorney.
He’s not qualified to represent our HOA—period. He led the board’s most wasteful, CC&R-violating expenditure. Now those responsible want your vote?
The issue isn’t having general counsel—it’s hiring someone competent and only using them for legitimate reasons. With 30+ years in law, I know how to do handle that.
Reduce the fees to those outside the gate.
Following the principle of mutual exchange: if we collect fees, we must deliver a service. Residents outside the gate don’t receive the same benefits as those inside.
A reduced fee is both fair, reasonable and equitable.

Landscaping option for front and side lawns
This proposal offers a low-cost solution for homeowners like me who prefer not to manage their front lawns. It would ensure consistent landscaping throughout the community, helping to maintain property values.

Park Lighting
To test how well solar lights worked, I added temporaty lighting to the main park at my own expense. The value became clear.
Dog owners felt much more comfortable entering and using the park., thus reducing random doggie droppings. Non-residents who were drinking at this park at night never returned. We need to obtain bids to put low-cost, solar lights in permanently. (Yao, Martinez, Marcarian)
Security Cameras
What did the resident running the brothel demand? No security cameras. What did the current board president demand? No security cameras.
In 2025 if we don't have security cameras at the gates, we might as well place a sign at the entrance: "CRIMINALS WE LOVE YOU, PLEASE MOVE IN."

cameras as "force multipliers".
